Fixed Rate Conventional Mortgages
A mortgage where the interest rate remains the same through the term of the loan and fully amortizes is known as a fixed rate mortgage. Since the interest rate remains the same, the monthly payments don’t change. A fixed rate mortgage offers terms of 10, 15, 20, 25 and 30 years.
VA Loans
These types of loans are designed for service members and their families to purchase, refinance or build a new home. VA loans include a no down payment requirement.
FHA Loans
With as little as 3.5% down, you may be able to purchase your new home. This type of loan offers a fixed rate option for qualifying borrowers who may have limited cash or minor credit problems.
USDA Rural Development Guaranteed Loans
This type of loan provides 100% financing for a home purchase in a USDA designated rural area. In addition to no down payment, these loans offer affordable fixed rates and no private mortgage insurance.

Adjustable-rate Mortgages
Adjustable-rate mortgage (ARMs), also known as variable-rate mortgages, have an interest rate that may change periodically depending on changes in a corresponding financial index. The initial rate is fixed for a shorter term and then adjusts on an annual basis. Your monthly payment may increase or decrease depending on if the index rate goes up or down.
